Desert Greens includes both arrangements. Never assume the land is included—or leased—based only on the street, phase, price, photos, or listing headline.

The purchase generally includes the home and its underlying lot. Confirm ownership through the deed, preliminary title report, parcel record, and closing documents.

Lot-lease property

The buyer may own the home while leasing the homesite under a separate agreement. Review the rent, remaining term, increases, transfer requirements, defaults, and renewal provisions.

Two monthly obligations

On a leased lot, the $215 HOA fee does not replace the ground rent. Compare HOA dues and lot rent separately when estimating the full monthly cost.

55-or-older qualification

Desert Greens is represented as a 55-or-older community. Under the federal Housing for Older Persons Act, qualifying 55-or-older housing must have at least 80% of occupied homes occupied by at least one person age 55 or older, publish and follow qualifying policies, and verify ages. This does not mean every resident must be 55. Confirm the community’s current occupancy, approval, guest, and age-verification rules in its governing documents; all other fair-housing protections continue to apply.
